WORKING WITH CONSERVATION PARTNERS

Conservation Partners works with landowners every step of the way to help conserve the land they love, forever!

IN PERSON CONSULTATION

Because all landowners have their own goals and aspirations, we meet individually with each donor to explain the many benefits resulting from donation of a qualifying conservation easement. We'll take a look at the maps that Conservation Partners has developed that showcase the conservation values of your property. When you're ready to move forward, we'll take the next step of coordinating meetings with potential easement holders and order a preliminary conservation easement appraisal. While we cannot give legal or tax advice ourselves, we can consult with donors’ professional advisors as they assess the potential benefits of the donation and throughout the donation process.

CONNECTING YOU WITH PROCESSIONAL ADVISORS

With over twenty years of experience working with professionals around the Commonwealth, Conservation Partners can offer landowners introductions to a network of experienced professional advisors including attorneys, appraisers, and CPAs, as well as to experts in our network of wildlife conservationists. We provide high-level consulting resources for donors’ attorneys, appraisers, accountants, and other professional advisors, and when necessary, we can call on an extended team of national legal, appraisal, and accounting experts to assist with the most difficult issues.

MANAGING A COMPLEX PROCESS

We work with landowners, their team of professional advisors, and easement holders to coordinate the process of donating easements, gathering documentation, obtaining required reviews by state agencies and land trusts, applying for tax credits, marketing credits for sale, and transferring credits to buyers. We keep the process moving.

TAX CREDIT APPLICATION

After the recordation of your conservation easement, Conservation Partners facilitates and expedites the complex tax credit application process. Once the landowner's tax credit number is issued, the credit will be available for us to market and sell on the landowner's schedule.

MARKETING AND SELLING HIGH-QUALITY TAX CREDITS

Conservation Partners markets and sells Land Preservation Tax Credits to buyers who value your conservation donation and are willing to pay market-leading prices for your credit, which means a higher return for the donor. The credits we market are recognized for their quality and are preferred by risk-conscious purchasers and their advisors, many of whom return to us year after year. We have invested in sophisticated technology and processes that make it easier than ever for Virginia taxpayers to purchase credits. Our one-of-a-kind automated transfer system allows us to manage a high volume of tax credit purchases quickly and securely, meaning you receive your credit sales proceeds sooner. The Virginia Department of Taxation imposes a 5% transfer fee on all credit sales. Conservation Partners advances this and is reimbursed when the credits are sold.

EXPERTS IN GRANT APPLICATIONS

We are happy to help you explore grant opportunities that your property may be eligible for. We work to expedite grant application processes like that of Agricultural Land Easements. Grant funding can significantly increase the financial return of a conservation easement. Let us know if you're interested in grant opportunities!
